CONSTRUCTION DEFECT

Construction Defect Investigation

Systematic investigation of building deficiencies, failures, and performance issues to identify the nature, extent, and potential causes of construction defects. Investigations may include visual inspections, documentation review, testing, destructive or exploratory investigation, and evaluation of building components and assemblies.

Scope Of Work Development

Development of detailed project requirements that define the work necessary to repair, restore, replace, or improve building components and systems. A scope of work typically identifies the specific areas and components involved, required materials and methods, project standards, and the extent of work to be performed.

Investigative Openings

Controlled removal or exposure of selected building materials and assemblies to examine concealed conditions that cannot be evaluated through visual inspection alone. Investigative openings may involve limited removal of finishes, cladding, roofing, wall assemblies, or other components to identify the extent and cause of damage, deterioration, moisture intrusion, or construction deficiencies.

Engineer & Consultant Coordination

Coordination between engineers, architects, specialty consultants, contractors, and other project professionals to align technical requirements, design information, investigations, and construction activities. Coordination may include reviewing recommendations, resolving technical issues, communicating project requirements, and integrating input from multiple disciplines.

Effective coordination helps ensure that technical decisions are consistent, practical, and aligned across all aspects of a project. Clear communication between project professionals can reduce conflicts, avoid delays, improve constructability, and support the successful execution of complex repair, restoration, and construction work.
